This morning in rereading my email below that got sent out overnight, I need to clarify something. Instead of saying (The primary update concerns a resident who is using a Realtor to sell the home) - I should have said - (When a resident uses a Realtor to sell the home).

 

NOTE: The email below was in no way intended for any one person. There have actually been several Realtors involved in Sunshine home sales over the past few months. I was hoping, with this email and the guideline update, to eliminate me having to notify residents utilizing realtors each time about exactly what it is I need from their realtor.

Hope this clarifies my intention. Again, please don't hesitate to contact me with any questions.

There has been some home selling activity going on in the Estates recently that has prompted me to review and consequently update the "Sunshine Home For Sale/Rent Guidelines" listed on the web site HERE

The primary update concerns a resident who is using a Realtor to sell the home. I'm not going to go into detail in this email since I already explained everything in the guidelines update. Please click on the link above to refresh yourself with the guidelines and see the updates.

Sent 2024-07-31: Neighborhood Watch - invitation to National Night Out -  

Dear Friends,

I wish to thank Mary Grande and all of you for doing the NW detail. Mary shares the monthly calendar. Wish we had a few more volunteers - It's not fair that only a handful of residents are supporting this. Many homes are empty, I get that - but the more the merrier for the Bad Guys to take a chance. Having a NW go around with a blinking lite messes up the rationale for the Bad Guys - they don't know if we are here or not. If they knew how many homes were left - don't you think they would be planning a move?????

Please think about doing a nite or so - you will be fully oriented.

Next Tuesday 6 August 6pm - 9pm (or so)

The city of Harlingen will be holding its annual National Night Out

Find us at 350 Fair Park Ave. Harlingen - at Lon C Hill Park --across diagonally from the Police Department. I will be assigned a spot for NW and have a hand-out.!

WE (SCCE) will have a booth there to advertise to the city what a great National Night Out we have here and how much our residents appreciate it and how much "Bad Guys' come visiting much less - and it is all a thanks to you !.

Please show up - bring your easy chair and sit a bit. There will be lots of refreshments so don't make dinner! We hope many other subdivisions and homes come looking for answers to their questions about Neighborhood Watch.

I expect to have a give-away trifold brochure on NW. At the moment, it is under review by our HPD Friends (et al). (Ofr. Benny) HPD

Imagine how much this program would help in their community!!!!!.

Many residents are not able to brag about their NW but instead they cry when the Bad Guys visit their premises and "borrow their stuff". "

The local Police and many other similar groups will be there.

Be there or Be square.

Honestly, hope to see you there - even for a bit of time!

I will place a signup sheet in the SEPO Library.

There will be some of our new CPA graduates present - hope you get to meet them and possibly consider taking this class. (Citizens Police Academy) Upon graduation you then can join our CPA Alumni. y

We are excited about another community potluck, Monday (7/22). It's a chance to eat some great food and catch up with friends. Also, local entertainer (Curt James) will be performing. Doors open at 4, eat at 4:30, and Curt at 5. There’ll be plenty of dancing and remember, the event is free; however, the only money Curt will get is from tips, so please bring a couple of bucks. Many folks in our community go offsite to see musicians. This is a chance where they come us. We're looking forward to seeing everyone there.

POOL AND HOT TUB

 

Because of the rain we had yesterday afternoon, there has been a slight delay in getting the pool opened.   

Lalo and Lupe have been working very hard to get things back in shape and we appreciate all they have been doing.

The delay will be just this morning (Thursday) and then everything should be ready by noon today.

So by Thursday noon (the 11th)  the pool and hot tub should be good to go!!!

SEPO UPDATE

 

Hi Everyone:    Just a quick note to let you know how things are going mid-summer.     Cannot believe it is July already.  We have, as most of you know, been experiencing some warm weather.   The hurricane in the Atlantic is heading for Mexico and the weather man said last night it probably won’t give us any problems, but wait til closer this week-end to check it out.

 

The palm trees have all been trimmed and look good.   The Board has been doing their thing---Tony is planning a pool deck refinish and should look great when it is done.  Randy is busy with the golf course and has it looking sharp.  Tom is all over the place and available when anyone needs him.  Tracy is doing her thing, and as usual, doing an outstanding job.    Thanks to all of them.   The ACC is meeting (even this AM) and keeping our community a place we can be proud to live.    Frank and Scott are scattered all over the USA!!!!!

 

It is very quiet here this time of year, but a few activities have kept everyone moving.

I wanted to notify / remind everyone there is a Private Event scheduled in Retzlaff Hall on Saturday, July 6, 2024.

The hall has been reserved from 4:30 PM until 10 PM for setup, the actual event and subsequent cleanup.
