The repairman came today. He ordered the part to fix the heater for the pool. It might be here by Friday. The pool is usable just not heated.
We are aware that half the jets in the hot tub are not working. One of the Big Jets that controls half the little jets in the hot tub is broken. The Big Jet is old. Our repairman is searching for replacement parts. We hope he can locate them because buying a new Big Jet will be very expensive. That being explained, we will limp along with half the little jets working while we explore what needs to be done to fix the situation. The hot tub is hot and usable. Thanks for your patience.

And finally, those of you who were around pre-Covid-19 are very familiar with the 2-Page listing of SEPO Recurring Activities & Meetings. Those of you who are new Homeowners should become very familiar with it. The Summary Web page (above) and this 2-Page document should mimic each other. Let me know if you see anything that needs changed on either. I've been working on all of this until my eyes started turning to mush. So HELP keep/get me straight. The spraying for chiggers is being done as a result of resident complaints. Although it may be an inconvenience for some of you for a day, it does need to be done.
There will now be two spray days, which means two separate closings of the dog areas.

The Storage Lot dog area will be closed on Tuesday, Apr 13, 2021, ALL DAY. A sign will be posted there as a reminder.

The entire of TX Ave (including the dog area and the Gazebo) will be closed ALL DAY on Wednesday, Apr 14, 2021. Signs will be posted there as a reminder.

Children under the age of 5 should not be allowed in any hot tub. It is just too dangerous for their little bodies.
-
Children are susceptible to ear infections and damaging their eyes if they put their heads under water. (Adults too). There is a higher concentration of impurities (urine, dead body cells, etc.) in a hot tub than a pool. There is less water in a hot tub to dilute the impurities than in a swimming pool. KEEP YOUR HEAD ABOVE WATER while in a hot tub.

A child’s body is not as efficient at regulating its body temperature as an adult's. Children can experience hyperthermia quickly. Hot tubs should not be considered play areas. If a youngster goes in the hot tub, he or she should SIT for a maximum of 5 to 10 minutes depending upon the size of the youngster. A responsible adult should be within an arm's length of the youngster at all times.

The Red Cross recommends that hot tubs regularly used by children be under 100 degrees. The Sunshine hot tub is set at 102 degrees.
After reading this, if you want your young ones to use the hot tub, please, monitor them very, very carefully.

Sadly, it’s that time of year when our non-fulltime Sunshine friends and neighbors start packing up and heading to their summer homes. We hate to see you go and anticipate your safe return next year.
That said – we would like to remind everyone, concerning Street Parking, while you are packing up to leave and when you return in the fall.
SEPO Covenants: SECTION 6.4 STORAGE
No boat, boat or utility trailer, recreational equipment (with the exception of golf carts), or heavy equipment shall be stored on any lot, unless same is contained within the confines of a closed storage structure. An RV may be parked on any street, no closer than fifty (50) feet to an intersection, when possible, or on a driveway for the purpose of loading, unloading, and service for a period of up to three (3) days. An extension of parking time may be submitted in writing to S.E.P.O for approval.
SEPO Covenants: SECTON 6.6 OFF STREET PARKING
Each OWNER shall within ninety (90) days or upon actual occupancy of the subject lot, whichever date occurs first after a Home or RV is placed on a lot, provide concrete driveway and parking facilities for off-street parking.
Policies & Procedures: ON-STREET PARKING
B. Vehicle defined: Any motorized or non-motorized vehicle or conveyance designed to move on wheels, i.e. Cars, trucks, boat trailers, golf carts, motor homes, motorcycles, etc.

Pursuant to Article VI, Sec. 6.6 of the Covenants, there is to be no overnight parking of vehicles on the streets except that RVs may be parked on the street for up to three days for the purpose of loading or unloading. An extension may be granted for unusual circumstances or in the case of overnight guests as to parking on the street. Apply in the office for permission.

No vehicle may be used at any time for the purpose of residence, temporary residence, or additional living space or used as any type of living quarters when parked on any street or driveway or the storage area in SCCE.
-
Failure to comply with any or all of the above will result in the vehicle being tagged, showing date, time and violation. The owner will then be responsible for a $20.00 per day fee for each violation. This fee will be due by the 10th day of the month following the violation. All violation fees not paid within 30 days of due date will be assessed an 18% per annum penalty and possibly result in SEPO filing a lien against the owner’s property.

SEPO is authorized to have a commercial towing service remove any vehicle of a nonresident in violation of these regulations 24 hours after posting notice of noncompliance on said vehicle.

All lot owners or residents desiring to appeal any assessment for an on street parking violation shall do so in writing to the SEPO Board for consideration at the next Board meeting.

Past SEPO & Covid-19 Board decisions concerning the Pool, Hot Tub and Pavilion being closed have been largely based on CDC guidelines. After reviewing the CDC Information Release dated April 2, 2021, which includes the lifting of travel restrictions for vaccinated individuals, the following was approved by a consensus of the Board, via e-mail, on April 2, 2021.
The Pool, Hot Tub and Pavilion are reopened, effective immediately, to the following individuals.

Immediate families of Owners & Renters who have been vaccinated.
-
Guests of Owners & Renters who have been vaccinated.
Per the SEPO Policies & Procedures - Immediate family is defined as mothers, fathers, sons, daughters, grandchildren, brothers, sisters, and the spouse of any of the preceding persons.
You are fully vaccinated two (2) weeks after having received the last dose. Vaccine numbers are up and vaccines are more available - many are immunized. Travel restrictions for those vaccinated have been waived. Recommendations for unvaccinated travelers remain in place.
No one has the right to ask anyone if they are vaccinated. The SEPO Board believes our Owners & Renters are responsible enough to respect the guidelines outlined above.
As a reminder, the current Policies & Procedures state:
POOL AND HOT TUB AREA

Shower before using pools to remove any lotions. Soap is not allowed in the showers.

Diving into the pool is not allowed.

Running in the pool area is not allowed. If your guests are young children, keep them under control and have an adult supervising them.

Throwing any object into the pool or pool area is not allowed.

No bicycles or skates are allowed in the pool area.
-
Anyone displaying rowdy behavior may be asked to leave by any resident owner.
RULES AND PROCEDURES POSTED ON THE LARGE SIGN IN THE POOL AREA ARE ENFORCED AT ALL TIMES.
The Pool, Hot Tub and Pavilion will continue to be monitored to ensure Social Distancing.

Just a quick reminder of the Birding and Nature Club outing to Estero Llano SP in Weslaco on Monday. In the past we have been able to eat a lunch on the covered deck overlooking the wetlands. However, because of COVID-19, all the tables have been removed from the deck. My wife and I are planning on eating lunch at Nana’s, a Mexican Restaurant about a half mile north of the park on rte 1015. All are welcome to join us. This is a reminder that dogs are never allowed on the golf course. When you are walking or exercising your dog, it is your responsibility to clean up after it. This applies to Texas Avenue, our doggie area in the storage area, and along canal on the east side of the community. The canal top is considered a public walkway.
